Condos. An association managing a condominium with 25 or more units (not timeshare) must post required documents on a website or a downloadable mobile app (s. 718.111(12)(g)). The deadline was January 1, 2026 (DBPR FAQ). Required items include:
- the declaration, bylaws, articles and rules;
- approved board minutes from the past 12 months;
- the annual budget and financial report;
- director certifications;
- conflict-of-interest contracts;
- structural inspection reports;
- the most recent SIRS;
- building permits for ongoing or planned work (DBPR FAQ).
Timing. Documents must be posted within 30 days after the association receives or creates the record (s. 718.111(12)(g)). Owner-meeting notices and agendas must go up at least 14 days before the meeting. Documents to be voted on must be posted at least 7 days before (DBPR FAQ).
HOAs. An association with 100 or more parcels had to post its governing documents and other listed records on a website or app by January 1, 2025 (s. 720.303(4)(b)). This includes the articles, bylaws, declaration of covenants and current rules. Some secondary summaries cite 2026, but the statute says 2025.
